Vacation Rentals FAQ

Q: How do I reserve a rental?
A: A security deposit must be received to guarantee a reservation.

Q: How much is the deposit?
A: The deposit is $300 - $1,000 depending upon which property is reserved.

Q: What happens next?
A: After we receive your deposit, you will be a sent a deposit receipt, confirmation, and rental agreement to sign and return.

Q: When is the rent due?
A: Rent must be paid in full prior to occupancy. 
[UP]

Q: How do I pay my vacation rent?
A: Total rents + 11.5% tax must be paid in full upon arrival. You may pay with Travelers Checks, Money Orders, Cashier's or other Official Bank Checks, or Cash.

Q: Is there any tax?
A: Yes. There is a 11.5% Resort Tax, which is added to rent unless your stay is MORE than 6 months.

Q: Do you accept credit cards?
A: No. This is just one more way we can keep the rental rates lower.

Q: When do you accept personal checks?
A: Personal checks are NOT ACCEPTED UPON ARRIVAL. Your reservation deposit and rent may be paid by personal check only if it is received at least 14 days in advance, and the check clears your bank prior to your arrival.

Q: I'm arriving from Europe late at night! How can I pay my rent in advance?
A: The best and least expensive method is to send completed traveler's checks with an international express delivery service. We'll give you exact instructions.

Q: Do I pay extra for utilities?
A: No. Utilities, local telephone service and cable TV are included in rent.

Q. Is the house air conditioned?
A. YES! But to properly function when in use, please close ALL windows and doors.  [UP]

Q: Must I bring linens?
A: All bed and bath linens are supplied.

Q: What about beach towels?
A: Beach towels are NOT furnished. Please bring your own or purchase here.

Q. Is the furniture 'beach proof'?
A. No! Please do not sit on furniture in wet bathing suits or bring sand into the house.  [UP]

Q: Can I bring my pet?
A: Very few properties allow pets. See chart of rentals

Q: Is there a pet charge?
A: There is a $200 NON-REFUNDABLE pet charge.

Q: Where is the beach?
A: All of our vacation rentals are near the beach - "A short walk" means about 10 minutes. "2 blocks" means a walk of about 5 minutes. See chart of rentals

Q: What does "beach across street" mean?
A: There is a street in front of the rental property, and often a house across the street, which directly faces the sand.

Q: Does my rental have a phone?
A: Yes. All local calls are free. Long distance calls require a credit card or telephone calling card.

Q: What is the rental telephone number?
A: The rental phone number is provided on the deposit receipt and confirmation form.

Q: How do I get keys if I arrive late?
A: If you arrive after business hours, AND your total rentals are PAID in advance, the keys and a personal packet of local literature will be waiting for you on our office door.

Q: How many people can occupy each rental?
A: The number of people that the rental will sleep is listed on the chart of rentals. You might be able to bring an additional infant.

Q: How can I rent a baby crib?
A: There are rental companies on the Island which rent all kinds of equipment, including baby cribs.

Q: Are bicycles available?
A: Bicycles may also be rented by the day/week/month. 
[UP]

Q: Is there a good market on the Island?
A: Yes! We have a Publix Market on the Island with a bakery and fresh seafood section. It is a shopping delight!

Q: How can I receive U.S. mail?
A: The Anna Maria Post Office will receive general delivery for you, or you may rent a post office box.

Q. What chores should I do when departing the house?
A. The owners have sought to offer you a clean and well maintained property. Please leave the home and furnishings in an orderly condition.  [UP]

Q: Do I have to clean the house when I leave?
A: Excessive cleaning to remove debris, food, stains on furniture or carpet, is not included and may be deducted from your security deposit.

Q: Do I have to wash the dishes when I leave?
A: Yes, please. 
[UP]

Q: What do I do with trash?
A. Deposit in trash container provided and set curbside for Monday and Thursday early morning pickup.

Q: Is maid service available?
A: Yes, for an extra fee. Arrangements should be made in advance. 
[UP]

Q: When will my security deposit be returned?
A: As soon as possible after you leave, and the property is checked for damage; however, by Florida Law, within a maximum of 30 days.

Q: Can you send me some individual photos of property?
A: Sorry, individual photos are not available, but you can view most of the property on our web site. See chart of rentals

Q: What time is check in?
A: 3:00 p.m. 
[UP]

Q: Can I check in early?
A: Occasionally. Only if the property was not just previously occupied, and only under special circumstances. Ask the rental manager. We will do our best to accommodate you.

Q: What time is check out?
A: 10:00 a.m. 
[UP]

Q: What do I do with keys when I leave?
A: Take them to the office key drop, unless otherwise instructed.

Q: Will I be reimbursed if there is a storm?
A: No, Sorry. We have no control over Florida subtropical weather. But you will be instructed on storm procedures when you are here.

Q: What happens if I must cancel my reservation?
A: If you must cancel your reservation, or any portion of your rental period, your Security Deposit is non-refundable UNLESS THE PROPERTY IS RE-RENTED for the same time period.
